1. Definitions and Parties

1.1 In these Terms and Conditions:

"Provider", "we", "our", or "us" means:

"Guest", "you", or "your" means the person or persons making the booking and staying at the property.

"Property" means Ikigai Riverside Villa located at Käbi tn 4, Tammiste küla, Tori vald, Pärnu County 85009, Estonia.

"Booking Platform" means Bouk.io booking engine through which reservations are processed.


"House Rules" means the separate document outlining specific rules for property usage.


"Booking" means a confirmed reservation of the Property.



2. Booking Terms and Conditions

2.1 Booking Process:

  • A booking confirmation will be sent to your email address

  • You must review all details immediately and report any discrepancies

  • The booking is subject to these Terms and Conditions


2.3 Payment Terms:
  • All payments are processed securely through Bouk.io

  • Prices are displayed in Euro (EUR)

  • Full payment is required at the time of booking

  • All rates include VAT and local taxes

  • Additional services, if available, may incur extra charges

2.4 Check-in and Check-out:

  • Check-in time: 16:00

  • Check-out time: 12:00


Early check-in and late check-out:

  • Must be pre-arranged

  • Subject to availability

  • May incur additional fees

  • Available only by prior arrangement

3. Cancellation and Modification Policy

3.1 Standard Cancellation Terms:
  • Free cancellation is available up to 30 days before arrival

  • For cancellations made 30 days or more before arrival:

    • Full refund of all amounts paid will be processed

    • Refund will be issued to the original payment method

    • Processing time may take up to 14 banking days

3.2 Late Cancellations and Modifications:

For cancellations less than 30 days before arrival:

  • No direct refund will be provided

  • You may modify your booking to new dates within the next 12 months

  • New dates are subject to availability

  • If the new dates have a higher rate, the difference must be paid in full

  • If the new dates have a lower rate, no refund will be provided for the difference

  • All modification requests must be submitted via email to info@ikigairiverside.com

3.3 Force Majeure Cancellations:
  • In cases of force majeure, special cancellation terms may apply

  • Under these circumstances, up to 75% of the total amount may be refunded

  • Qualifying force majeure events include:

    • Death of the guest, travel companion, spouse, partner, or children

    • Serious accident or medical emergency affecting the above persons

  • Documentation requirements:

    • Written evidence of the force majeure event must be provided

    • Medical certificates or official documents may be required

    • Documentation must be provided within 7 days of cancellation

  • Each force majeure claim will be:

    • Evaluated individually based on provided evidence

    • Responded to within 14 days of receiving complete documentation

    • Processed according to the specific circumstances


4. Guest Obligations and Liability
4.1 Property Care and Maintenance:
  • Upon arrival, guests will receive the Property in pristine condition

  • Guests must maintain the Property's cleanliness and condition throughout their stay

  • Before departure, guests must:

    • Place all used dishes in the dishwasher and start a cleaning cycle

    • Return all items to their original locations

    • Remove all personal belongings

    • Lock all doors and windows

  • The person making the reservation is responsible for:

    • The condition of the Property during the stay

    • All items provided within the Property

    • Actions of all occupants and visitors

4.2 Property Damage and Additional Cleaning:
  • All damage must be reported immediately by calling the property manager at +372 569 70 150 and via email info@ikigairiverside.com

  • In case of damage or required additional cleaning:

    • Photographic documentation will be provided

    • An itemized invoice will be issued based on:

      • Market value replacement costs

      • Professional cleaning service rates

      • Labor costs for repairs

    • Invoice must be paid within 3 days of issuance

    • Unpaid invoices will be forwarded to a debt collection agency

    • All disputes will be resolved under Estonian law


4.3 Security and Access:

  • Guests are responsible for:

    • Safekeeping of property keys

    • Maintaining security of access codes

    • Locking the Property when leaving

    • Not sharing entry codes or duplicating keys

  • Maximum occupancy is strictly limited to 2 registered adults

  • Unregistered visitors are not permitted on the Property

  • Video surveillance is in operation at:

    • Entrance road

    • Parking area

    • Not within the Villa or private areas

  • Video surveillance consent:

    • By booking, guests consent to video monitoring in specified external areas

    • Surveillance areas: entrance road and parking only

    • Footage retained according to Privacy Policy

    • Used solely for security purposes

    • No surveillance in private areas

  • Video surveillance specifics:

    • Footage is retained for 30 days unless required longer for legal purposes

    • Access to footage is strictly limited to authorized personnel

    • Footage may be shared with law enforcement if required by law

    • Footage is stored securely in compliance with GDPR requirements

4.4 Peaceful Environment and Noise:
  • The Property is designed for peaceful relaxation

  • Quiet hours must be observed from 23:00 to 08:00

  • Loud music and excessive noise are strictly prohibited

  • Soft background music is permitted until 23:00

  • Violation of noise policies may result in:

    • Immediate termination of stay

    • No refund for unused nights

    • Additional charges for disturbance

4.5 Prohibited Activities and Restrictions:

The following are strictly prohibited:

  • Smoking inside the Property or on terraces (€1000 fine applies)

  • Unauthorized parties or gatherings

  • Removal of any Property items

  • Modifications to Property or systems

  • Flying a drone without our permission

  • Pet accommodation

  • Children (due to safety reasons like deep water and steep banks)

We reserve the right to deny accommodation to:

  • Individuals under the influence of alcohol or drugs

  • Persons wanted by law enforcement

  • Those with history of property damage

  • Anyone who may damage our reputation


4.6 Content Creation and Commercial Activities:

Personal Content:

  • We encourage guests to capture and share their experiences

  • Personal photography and social media sharing is welcomed

  • Feel free to tag us in your social media posts @ikigairiverside


Content Rights and Usage:

  • By sharing content and tagging Ikigai Riverside Villa (@ikigairiverside), you grant us permission to repost and use such content for marketing purposes

  • We will credit guests when using their content unless otherwise agreed

  • This permission is non-exclusive and worldwide

  • You confirm you have the right to share any content you post

  • You can revoke this permission by writing to info@ikigairiverside.com


Commercial and Professional Activities:

  • Commercial photography or videography

  • Professional photoshoots

  • Drone usage

  • Any other commercial activities

Commercial activities require prior agreement with us. Please contact us at info@ikigairiverside.com to discuss your project. Terms will be agreed upon based on the specific requirements of each project.


5. Amenity Usage and Safety Guidelines
5.1 Internet and Entertainment Systems:

Free Wi-Fi is provided for personal use only

Guests must:

  • Use internet services responsibly and legally

  • Not modify system settings or network configurations

  • Report technical issues immediately

  • Use streaming services for personal entertainment only

We reserve the right to:

  • Monitor bandwidth usage

  • Restrict access for excessive use

  • Block inappropriate content

5.2 Jacuzzi Usage:

Basic Information

  • Maximum occupancy: 2 adults

  • Temperature range: 37-40°C

  • Recommended session: 15-30 minutes

  • Maximum time at 40°C: 15 minutes

Before using the Jacuzzi:

  • Shower thoroughly (remove all creams/oils/chemicals)

  • Use only clean swimwear

  • Make sure your feet are clean before entering

  • For drinks use only provided plastic cups (kitchen drawer)

Opening the Cover:

1. Unclip all four cover clamps (located at each corner)

2. Lift and fold the riverside part of the cover onto the back part

3. Grab the black support bars on the side and push the folded cover to hang behind the jacuzzi

4. The cover will remain in vertical position

Prohibited Items & Actions

  • Sharp objects

  • Glass containers and dishes

  • Adding soaps, oils, chemicals or any substances to water

  • Modifying the jacuzzi menu settings

Between and After Each Use

  1. Turn off all jets

  2. Clean any visible debris

  3. Place cover back completely

  4. Secure all four locks into latches

  5. Verify the cover is completely sealed

  6. Shower yourself

Important Safety Notes

  • Cover must remain secured when not in use for:

    • Protection from sun, rain, snow, wind and debris

    • Energy efficiency

    • Water cleanliness

  • Improper and careless use may result in additional charges

  • Use the jacuzzi entirely at own risk

  • Ikigai Riverside Villa is not liable for accidents/injuries

  • Any damages that arise are the responsibility of the client and must be compensated

Guests accept all liability for jacuzzi use


5.3 Sauna Safety:
  • Load the sauna stove with firewood and light it up with fire starter tablets

  • Sauna stove and fireplace do not have dampers. Simply leave the ashtray a few cm open to create a draft

  • Heating time: approximately 1 hour

  • Recommended sauna temperature 80°C

  • To maintain the temperature add a few logs

  • Never leave heating sauna unattended

  • No items on sauna stove

  • Use provided sauna towels only

  • Follow posted safety instructions

  • Recommended session duration: 15-20 minutes


Guests accept all liability for sauna use

5.4 Fire Safety:

Fire safety rules must be strictly followed for:

  • Fireplace

  • Sauna stove

  • Outdoor bonfire

  • Barbeque grill

  • Candles

Specific requirements:

  • Never leave fire/candles unattended

  • No outdoor fires in windy conditions

  • Immediate reporting of any fire incidents

  • Follow emergency evacuation procedures

  • Call 112 in case of fire

Smoking prohibition:

  • Strictly forbidden inside villa

  • Forbidden on terraces and villa perimeter

  • €1000 fine for violations

5.5 Water Safety:

Water depth at pier: approximately 2 meters

Safety measures:

  • Life jackets recommended for boat use

  • Life jackets available upon request

  • Swimming and diving from pier at own risk

  • No swimming under the influence of alcohol or drugs

  • Guest responsibility:

    • Monitor water activities

    • Report safety concerns

    • Accept all liability for water-related activities


6. Liability and Insurance

6.1 Property Owner's Liability Limitations:

We explicitly do not accept liability for:

  • Personal belongings left in any area of the Property

  • Accidents or injuries occurring anywhere on the Property, including:

    • Inside the villa

    • On terraces and decks

    • At the pier or water areas

    • In parking areas

    • On pathways and grounds

  • Service interruptions beyond our control, including:

    • Power outages

    • Water supply issues

    • Internet connectivity problems

    • Weather-related disruptions

  • Natural events or weather conditions

  • Actions of other guests or third parties

  • Lost or stolen items

  • Vehicle damage or theft

6.2 Guest Liability:

Guests are fully liable for:

  • Any damage to Property or furnishings

  • Loss of Property items

  • Violations of these Terms

  • Violations of House Rules

  • Actions of any visitors

  • Costs of excessive cleaning

  • Emergency service calls due to guest negligence

6.3 Insurance Requirements:

Guests are strongly advised to obtain:

  • Comprehensive travel insurance

  • Personal liability insurance

  • Medical insurance

  • Cancellation insurance

Insurance should cover:

  • Personal accidents

  • Medical emergencies

  • Trip cancellation

  • Personal belongings

  • Third-party liability


Insurance Acknowledgment:

  • By confirming a booking, guests acknowledge understanding of these insurance recommendations

  • Guests explicitly accept that staying without recommended insurance coverage is at their own risk

  • The Property owner's liability limitations apply regardless of guest's insurance status

  • Guests are responsible for understanding their insurance coverage limits and exclusions


7. Property Owner Obligations

7.1 Property Condition:

We commit to provide:

  • Clean and well-maintained accommodation

  • Functioning amenities as advertised

  • Safe and secure premises

  • Proper heating and cooling

  • Clean linens and towels

  • Basic supplies as listed in House Rules

7.2 Service and Support:

We will provide:

  • 24/7 emergency contact number

  • Prompt response to urgent issues

  • Regular maintenance

  • Technical support for amenities

  • Local area information

  • Emergency procedures documentation

7.3 Privacy and Security:

We guarantee:

  • Guest privacy within the villa

  • Secure handling of personal data

  • Limited video surveillance only in specified areas

  • Professional cleaning between guests

  • Regular security system maintenance

  • Secure key and access code management



8. Emergency Procedures and Safety Information
8.1 Emergency Contacts:

  • All emergency contacts are also posted in the villa

8.2 Emergency Equipment and Locations:
  • First aid kit: located in marked closet under the Marshall speaker

  • Fire extinguishers: in the bathroom closet right next to the restroom door

  • Emergency exits: all doors and windows marked on property map

8.3 Emergency Response Procedures:

In case of fire:

  • Evacuate immediately

  • Call 112

  • Contact property manager

  • Do not re-enter the property

In case of medical emergency:

  • Call 112

  • Contact property manager

  • Use first aid kit if appropriate

In case of property damage:

  • Document with photos

  • Contact property manager immediately

  • Take reasonable steps to prevent further damage

9. Financial Terms and Invoicing

9.1 Payment Terms:
  • All prices are in Euro (EUR)

  • Full payment required at time of booking

  • Additional charges must be paid within 3 days of invoicing

  • Accepted payment methods as specified on Bouk.io platform

International payments:

  • All bank transfer fees are the responsibility of the guest

  • This includes both sending and receiving bank fees

  • Payment amount received must match invoice total

Currency considerations:

  • All prices and payments are in Euro (EUR)

  • Any currency conversion costs or differences are guest's responsibility

  • Exchange rates are determined by guest's bank or payment provider

9.2 Invoice Management:
  • Due date for all invoices: 3 days from issuance

  • Late payment consequences:

    • Forwarding to debt collection agency

    • Additional collection costs charged to guest

    • Legal proceedings under Estonian law

  • Invoice disputes must be raised within 24 hours


9.3 Additional Charges:

May be levied for:

  • Property damage

  • Excessive cleaning

  • Rule violations

  • Smoking violations (€1000)

  • Unauthorized guests

  • Late check-out without approval

10. Dispute Resolution and Legal Proceedings

10.1 Dispute Process:

  1. Initial Resolution:

    • Raise issue in writing to info@ikigairiverside.com

    • Include all relevant details and evidence

    • Response provided within 7 business days


  2. Negotiation Phase:

    • Good faith discussion of issues

    • Written proposals for resolution

    • Maximum 30 days for negotiation

  3. Legal Proceedings:

    • Estonian courts jurisdiction

    • Estonian law applies

    • Proceedings in Estonian or English

10.2 Evidence Requirements:

All claims must include:

  • Detailed written description

  • Photographic evidence where applicable

  • Relevant documentation

  • Witness statements if available

10.3 Legal Costs:

  • Each party bears own costs during negotiation

  • Court costs allocated by court decision

  • Collection costs borne by guest if payment defaulted

11. Final Provisions
11.1 Document Hierarchy:

These Terms and Conditions should be read in conjunction with:

  • House Rules (for operational guidelines)

  • Privacy Policy (for data handling)

  • Booking confirmation In case of conflict:

  • Terms and Conditions prevail for legal matters

  • House Rules prevail for operational matters

  • Privacy Policy prevails for data protection matters

11.2 Severability:

If any provision is found invalid:

  • Remaining provisions remain in force

  • Invalid provision replaced with valid equivalent

  • Original intent preserved where possible

11.3 Amendments:
  • We reserve right to amend terms

  • Changes effective upon posting

  • Existing bookings governed by terms at time of booking

  • Material changes notified via email

11.4 Validity and Acceptance:

These Terms and Conditions:

  • Are binding upon booking confirmation


11.5 Language and Interpretations:

  • These Terms and Conditions are available in Estonian and English

  • The Estonian version prevails in case of any discrepancies

  • Official communications may be in either Estonian or English

  • All legal proceedings will be conducted in Estonian unless otherwise agreed

  • Electronic signatures and confirmations are legally binding and valid
